Offices along OMR, IT parks like Siruseri, hospitals, schools and residential communities all depend on housekeeping and maintenance staff who turn up for every shift. When a cleaner or technician is absent, everyone notices within hours. Here is how to choose a facility management staffing partner that keeps standards steady.
Start with a clear scope
- Areas to cover, and how many floors or buildings
- Shift timings and peak hours
- Daily tasks: cleaning, washroom upkeep, pantry, waste segregation
- Periodic tasks: deep cleaning, window and facade cleaning
- Maintenance support: electrical, plumbing and general repairs
- Who supplies consumables, chemicals and equipment
Match roles to the work
A typical site needs a mix of housekeeping staff, janitors, pantry and utility staff, maintenance technicians and a supervisor. Getting the mix right avoids paying skilled rates for routine work, or leaving technical jobs to untrained staff.
Ask how absences are covered
Absences are the biggest cause of falling standards. Ask whether replacement cover is included in the contract, how quickly a reliever reaches your site, and who tells you when it happens.
Check screening, training and conduct
- Background verification before deployment
- Training in the safe use of cleaning chemicals and PPE
- Guidance on working in occupied offices and around patients, students or residents
- Uniforms, grooming and ID cards
Agree how quality is measured
Agree on cleaning checklists, supervisor rounds, how quickly complaints are fixed, and a monthly review meeting. Clear measures make problems visible early, before they become complaints.
Do not skip compliance
Housekeeping and maintenance staff must be paid at least the applicable minimum wage, with PF and ESI where they apply. Ask your partner for monthly proof. India’s new labour codes have been in force since 21 November 2025, so check how the contract labour rules apply to your site.
